  1. Heat olive oil in a large pot or Dutch oven over medium-high heat. Add ground beef and cook, breaking it apart, until browned, about 5-7 minutes. Drain excess fat.
  2. Add chopped yellow onion and chopped red bell pepper to the pot. Cook for 3-4 minutes until softened. Stir in minced garlic and cook for another minute until fragrant.
  3. Stir in diced tomatoes, rinsed kidney beans, rinsed black beans, 3/4 cup water, chili powder, ground cumin, kosher salt, and black pepper. Bring to a simmer.
  4. Reduce heat to low, cover, and simmer for at least 10 minutes to allow flavors to meld. While chili simmers, prepare cornbread mix according to package directions.
